Air Conditioning Unit Inspection Checklist
When we inspect a home’s air conditioning unit, we typically check for the following:
Electrical Connections
Ensure all wiring connections are secure and not corroded, loose, or damaged, which could cause overheating or failures.
Voltage & Amperage
Measure voltage and amperage draw of the compressor and fan motors to ensure they are operating within manufacturer specifications.
Capacitors & Contactors
Test capacitors for proper microfarad ratings and check contactors for pitting or burning, which can indicate wear and potential failure.
Breaker & Fuse Box
Inspect the circuit breaker and fuses to verify they are correctly rated for the AC unit and not showing signs of frequent tripping.
Grounding & Bonding
Ensure the unit is properly grounded to prevent electrical shocks or damage due to power surges.
Thermostat Wiring & Operation
Check the thermostat connections and test its operation to confirm it is communicating correctly with the HVAC system.
Condenser Fan & Blower Motor
Inspect electrical connections, wiring insulation, and motor performance for signs of overheating or excessive wear.
Signs of Electrical Overheating
Look for melted wires, burnt connectors, or discoloration around terminals, which can indicate electrical issues.
GFCI & Safety Controls
Verify if the unit is connected to the proper safety disconnect switch and if any Ground Fault Circuit Interrupter (GFCI) protection is needed.
Refrigerant-Related Electrical Issues
While electricians don’t handle refrigerant levels, they may check for electrical issues affecting compressor operation, such as relay failures.
